Dear Delaware County Property Owner:
This letter contains important information about the value of your property and the reappraisal of all properties as required by Ohio law.
Our office has been evaluating property values throughout the county over the past three years. During this time, we have visited every property to update our property records and analyzed data based on all valid sales. According to state law, distressed sales, such as foreclosures, sheriff’s sales or bank sales are not valid sales and must be excluded from consideration.
The County Auditor is responsible for establishing the market value for each parcel. Property taxes are determined by the voters of Delaware County. Although your property value may have decreased, your property taxes may not decrease. Voted levies directly affect your property taxes. We cannot, at this time, accurately calculate property taxes because several levies will be on the ballot in November. Information pertaining to property taxes will not be available until the election results have been certified by the Board of Elections and tax rates have been certified by the State of Ohio. The information on property taxes will be available in December.
